He figured that it was a tear-down and based on what a builder would pay, calculated a listing price of 120% of x. The final meeting of the day was with Barry. He toured the property and, much like the first realtor, looked at the old buildings admiringly. Having grown up in these structures, Barry’s approach towards the buildings and not just the land personally curried favor with me. Unlike the first realtor, however, Barry figured that the house would sell for 140% of x. Now any listing agent wanting the business can name the highest price. Barry had come up with his figure independently of the other two men. Based on his impressive sales volume and references of particular high-end homes, I quickly realized that Barry had the experience and the know-how to get the job done better than all the rest. Equally importantly, I found Barry to have a very pleasant demeanor. He is congenial and affable and a pleasure with which to work. I immediately asked my siblings to meet with Barry as well. I had confidence in him to be our listing agent because I felt that he had high integrity, he knew what he was doing, and I would like to work with him. My siblings all agreed. Barry didn’t disappoint. Over the next several months, we worked together very closely. He was almost always accessible by phone and available to come over to the house that day if need be. During the house preparation phase, we relied on his guidance and counsel, and his judgment was very accurate. Then skipping right over to the actual house sale itself, I had seen some stats about median time on market for houses in Encino. With lengthy buyer negotiations and a forty-five day escrow, I worried that the house might be on the market longer than expected. Barry made a call to another realtor who worked with developers. We obtained the listing price we had sought (140% of x) and the house never hit the MLS. Selling or buying a house is an ordeal. Having an highly professional and competent agent leading the way makes the process much smoother. Anyone looking for a real estate agent in the West San Fernando Valley should seriously consider Barry Dantagnan’s services because he meets this litmus test and then some. He knows how to work and communicate well with multiple constituencies. In our case, we had the four siblings. He’s got the track record. Need a highly skilled handyman, someone to conduct an estate sale, or someone who knows how to handle escrow? He’s got the contacts. He’s got the local expertise. Barry does his own work.
